Dear Mr. Cockrell:
In response to your Application for Letter of Zoning Compliance filed with this office
on August 4, 2010, please be advised as follows:
■ The property is zoned R-15 under the Zoning Ordinance of the County of
Albemarle, Virginia, which permits the use of the Property for an apartment
complex of 70 dwelling units, with appurtenant parking.
■ To the best of my knowledge, the property is not in violation of any proffered
conditions or other special conditions or limitations imposed by the County of
Albemarle.
■ The Property is not subject to any special limitations imposed by the County
of Albemarle in connection with any subdivision approval of the Property.

® The property meets all access and parking requirements required by the
Albemarle County zoning ordinance and is in compliance with the current
zoning ordinance of Albemarle County, including all provisions regulating
setback, density and height.
The current development was originally built as 66 units under a site plan,
SDP -1981-044, approved on October 21, 1981. The plan was later amended
by SDP -1999-155, approved on February 29, 2000, to add 4 units for a total
of 70 units.
To the best of my knowledge, as of this date, there are no current or pending
zoning or building code violations against the property.
