Dear Ms. Albrecht:
In response to your request for a Letter of Zoning Compliance, please be advised of
the following:
• The above referenced parcel is zoned Highway Commercial (HC) and is
located in the Entrance Corridor (EC) Overlay District. The Parcel is not part
of a Planned Unit Development.
• The property is developed as an automobile dealership which is operating as
Crown Automotive. Motor vehicles sales, service and rental is a by -right
permitted use in the HC district. Outdoor display in an Entrance Corridor is
allowed only by Special Use Permit. SP1998 -59 for the outdoor display was
approved with conditions. A copy of the action letter with conditions is
attached.
• The property was developed under SD.P1999 -116 (later amended by
SDP2003 -59) with 14,082 square feet of commercial uses (showroom, service
bays and accessory offices) served by 44 parking spaces. Copies of
approved site plans can be obtained, if needed, by contacting Ms. Esther'
Grace of this office at (434) 296 -5832. There will be a fee for having these
printed.
• The parcel is entirely surrounded by Highway Commercial; this includes the
parcels across Route 250.

• A site inspection was conducted for this property and showed no deviations
from the approved site plan.
• This office has no record of open violations for this parcel.
• A Certificate of Occupancy was issued on July 18, 2000. It is the policy of this
department to purge building permit files after three years. Copies of
Certificates of Occupancy are maintained on microfilm. Therefore, we have
not retained any copies of Certificates of Occupancy associated with this
project. Furthermore, the absence of a Certificate of Occupancy for the
project will not give rise to any enforcement action. Please be aware that
interior renovation that does not involve a change of use does not require a
Certificate of Occupancy. You may obtain a copy of a Certificate of
Occupancy for an additional fee of $25.00 each.

RE: SP -98 -59 Pegasus Motor Company - Tax Map 78, Parcel 15
Dear Mr. Gorman:
The Albemarle County Board of Supervisors, at its meeting on January 20, 1999, unanimously
approved the above -noted request to establish an automobile dealership within a designated
Entrance Corridor. Please note that this approval is subject to the following conditions:
1. Outdoor storage and display parking shall be limited to all areas designated as such on the
site plan dated November 23, 1998.
2 Architectural Review Board issuance of a Certificate of Appropriateness, which includes:
a. Architectural Review Board approval of landscaping;.
b. Vehicles for display shall not be elevated;
c. Vehicles shall be displayed only in areas shown on the site plan; and.
d. Architectural Review Board approval of a lighting plan.
In the event that the use, structure or activity for which this special use permit is issued shall not
be commenced within eighteen (18) months after the issuance of such permit, the same shall be
deemed. abandoned and the authority granted thereunder shall thereupon terminate. For purposes
of this section, the term "commenced" shall be construed to include the commencement of
construction of any structure necessary to the use of such permit within two (2) years from the
date of the issuance thereof which is thereafter completed within one (1) year.

Before beginning this use, you must obtain a zoning clearance from the Zoning Department.
Before the Zoning Department will issue a clearance, you must comply with the conditions in this
