After review of the application I don't see any concerns from Fire Rescue stand point and they have our approval at this
time. But they are still subject to field inspections and if any fire code violations are found at that time they will be

I am attaching the zoning clearance application submitted for the KOA campground. The owner was by the office and
clarified that the roads on the site are existing to access camp sites. The new cabins will be replacing tent sites. These
were James Barber's comments when their concept plan and special use permit were reviewed /approved last April:
Must comply with the Virginia Statewide Fire Prevention Code. Final approval is subject to field inspection and
verification.

Dear Mr. Nettleton:
On April 6, 2011, the Albemarle County Board of Supervisors took action on the above referenced special
use permit request to bring an existing campground into compliance with the Zoning Ordinance and to
add six cabins on the above referenced parcel in the Samuel Miller District. This special use permit was
approved based on the following conditions:
1. Development of the use shall be in general accord with the conceptual plan titled "Concept Plan ",
prepared by the applicant and submitted November 15, 2010 (hereafter, the "Conceptual Plan "),
as determined by the Director of Planning and the Zoning Administrator. To be in general accord
with the Conceptual Plan, the development shall reflect the following major elements within the
development essential to the design of the development:
• Location of the pool and pavilion, the store, the gameroom /laundry, the cabins,
travelways, and bathhouse as shown on the Conceptual Plan. Minor modifications to the
Plan which do not conflict with the elements above may be made to ensure compliance
with the Zoning Ordinance.
Written approval from Fire and Rescue Division shall be re uired prior to the issuance of a zoning
learance and. the commencement of the use. k
Written approval from the Health Department shall be required prior to the issuance of a zoning
clearance and the commencement of the use. - (.eI f{
The use shall conform to the requirements outlin d by' he Virgin Department of Health Bureau
of Tourist Establishment Sanitation.
5. All site lighting exclusively for camp use must either emit 3,000 lumens or lessor be full cutoff
fixtures. Lighting issues must be resolved prior to the issuance of a zoning clearance for
commencement of the use.
In addition, the Board approved, by a vote of 6:0, the applicant's request for approval of the existing
central water and sewer systems and the establishment of one additional sewer system on the KOA
Campground site on this parcel as set forth in the attached plans for a total of 47 connections to the RV
central sewerage system, a total of 7 connections to the bath house / cabins central sewerage system,
and a total of 77 connections to the central water supply, subject to the following conditions:
1. The applicant shall obtain the approval of its final plans for the central sewerage systems from the
County Engineer, the Virginia Department of Health, the Virginia Department of Environmental
Quality and other applicable state and federal agencies; and
2. The applicant shall obtain the approval of its final plans for the central water supply from the
County Engineer, the Virginia Department of Health, the Virginia epa m nmental
Quality and other applicable state and federal agencies.
Please be advised that although the Albemarle County Board of Supervisors took action on the
project noted above, no uses on the property as approved above may lawfully begin until all
applicable approvals have been received and conditions have been met. This includes:
• compliance with conditions of the SPECIAL USE PERMIT;
*---compliance with- conditions of the- CENTRAL WATER AND SEWER SYSTEM APPROVALS;— and
• approval of a ZONING COMPLIANCE CLEARANCE.
In the event that the use, structure or activity for which this special use permit is issued is not commenced
within twenty -four (24) months from the date of Board approval, it shall be deemed abandoned and the
permit terminated. The term "commenced" means "construction of any structure necessary to the use of
the permit."

Dear Virginia Camping Resports, LLC:
This letter, in conjunction with the approved plans and specifications (10 pages) dated September 11,
2012 , which are attached, constitutes your permit to install:
• Sewage Disposal System
The application for a permit was submitted pursuant to §32.1 -163.5 of the Code of Virginia which
requires the Health Department to accept private soil evaluations and designs from an Onsite Soil
Evaluator (OSE) or a Professional Engineer working in consultation with an OSE for residential
development. The permitted site was certified as being in compliance with the Board of Health's Sewage
Handling and Disposal Regulations 12 VAC 5- 610 -20 et seq (and Regulations for Alternative Onsite
Sewage Systems 12 VAC 5- 613 -20 et seq if applicable) (and local ordinances if the locality has
authorized the local health department to accept private evaluations for compliance with local
ordinances) by the following named consultant. This letter is issued in reliance upon that certification.

The Board of Health hereby recognizes that the soil and site conditions acknowledged by this
correspondence, and documented by additional records on file at the local health department, are suitable
for the installation of onsite sewage disposal systems. The attached plat (or plats) shows the approved
areas for the sewage disposal systems. This letter is void if there is any substantial physical change in the
soil or site conditions where a sewage disposal system is to be located.
If modifications or revisions are necessary between now and when you construct your dwelling, please
contact the Onsite Soil Evaluator (OSE) or Professional Engineer (PE) who performed the evaluation and
design on which this permit is based. The name, address, and phone number of the OSE /PE appears on
the certification form attached to this permit. Should revisions be necessary during construction, your
contractor should consult with the OSE /PE that submitted the site evaluation or site evaluation and
design. The OSE or PE is authorized to male minor adjustments in the location or design of the system
at the time of construction provided adequate documentation is provided to the Albemarle County Health
d
Department.
This authorization is null and void if conditions are changed from those shown on the application or
conditions are changed from those shown on the attached COnStructlon drawings, plans and
specifications. No part of any installation shall be covered or used until inspected, corrections made if
necessary, and approved by the Albemarle County Health Department or unless, expressly authorized by
the Albemarle County Health Department. Any part of any installation which has been covered prior to
approval shall be uncovered if necessary, upon the direction of the Department.
This Permit has been issued in accordance with applicable regulations based on the information and
materials provided at the time of application. There may be other local, state, or federal laws or
regulations that apply to the proposed construction of this onsite sewage system. The owner is
responsible at all times for complying with all applicable local, state, and federal laws and regulations.
If you have any questions, please contact me. This authorization to construct a sewage disposal system
expires on April 18, 2014.
This Permit is NOT TRANSFERABLE to any other person or location.
