Key to Grades: A. Full Compliance: The use does not generate discharge, noise, vibration, etc. Or, the physical conditions (distance, barriers) assure compliance with the standards indefinitely. Approval is recommended. B. Monitored Compliance: This use has the potential to exceed the standards. Preventive and mitigating measures are proposed which will achieve compliance but require maintenance, such as fences, shields, vegetation, drains, recycling, oil separators, filters, mufflers, etc. Approval is recommended with conditions for maintenance and periodic inspection or reporting. Compliance is likely, with occasional instances of non - compliance. C. Tentative Compliance: This use has the potential to exceed the standards. Only operational methods are proposed to address concerns, such as limited hours of business, working inside only, keeping gates operational, machines turned off, uses on a particular corner of the site, etc. In other words, compliance is based on a promise of good behavior. Careful consideration is recommended as this may place a policing burden on the neighbors and County staff. Strict conditions should be placed on any approvals if possible. Compliance is possible, but instances of non - compliance will likely occur. D. Non - compliance: It is likely that the standards will be exceeded. This is not recommended for approval. E. Not enough information: The report was insufficient, and it should be completed or revised. * exempt sounds under 18- 4.18.05 maybe considered part of operations and impact this grade A. To : Community Development Department Division of Zoning and Current Development 401 McIntire Road Charlottesville, VA 22902 To the County Engineer, RioGin Corporation is a small biotech company. Our new laboratory will be located at 1670 Discovery Drive, Charlottesville, VA. We are three employees and the company and our-focus is in improving harmacokinetic roperties of peptide drugs without impacting thei iiarmacodynamy• r their side effect profile. To reach our goal to develop better peptide drugs we will, on site, chemically synthesize some peptides ( using very mild chemical and safe reaction), and once synthesized, the compound will be send to outside CRO to b assaye . It is my understanding thatin order to occupy this space we will need to submit this Letter or Performance Standards along with our zoning clearance application. We have addressed the standards referenced in Section 4.14 and provided the following responses: Noise: Our operation will not create sound or impact noise level in excess of the value specified in Section 4.14.1. Our major source of noise will be: • 1 or 2 vacuum pumps running that will be run for few minutes at the time several time per day (probably for a total duration inferior to 15 minutes) . • Music, and telephone. Vibration: Equipment operated in our laboratory does not produce any detectable vibration. Glare: Our operation is completely contained within the building. The interior lighting associated with this operation does not produce glare that is visible beyond the lot line. Air Pollution: There will be no emission of smoke, odor or gaseous pollutant. Chemical reaction used to synthesized our peptide drug will be carried out in chemical fume hood to ensure that no odor or vapor escape in the air. This is a typical chemistry setting and does not represent a hazard to air quality. Water Pollution: The liquid chemical waste produced by this operation will be handled by UVA environmental health and safety department. UVA EHS group will probabl rdispose this waste off site using their expertise and their best practices. Our operation does not represent a hazard to water quality. Radioactivity: RioGin's operation does not require handling of radioactive material. Therefore there will be no radioactive emissions. Electrical Interference: My operation does not require any equipment that would generate electrical disturbance. ' Please feel free to call me with any further question you may have.
