Virginia (the "Property "), Reference No. 68461 -1, Tax Map /Parcel No.
06100300019E2
Miss Ellis:
We have examined our records with respect to that certain parcel of real property
located in Albemarle County, Virginia (hereinafter, the "Property "), described as
follows: Tax Map /Parcel No. 06100300019E2. On behalf of the Zoning
Administrator for Albemarle County, I hereby certify the following information:
1. The Property is currently zoned Neighborhood Model Development ( "NMD ")
All Adjacent properties are also zoned NMD.
2. The Property is part of a larger planned development (NMD) currently known
as " Stonefield" and which was previously known as "Albemarle Place."
3. The Property is subject to the Entrance Corridor ( "EC ") and the Airport Impact
Area ( "AIX) overlay districts.
4. The uses that are permitted within the Project are regulated by the Code of
Development for Albemarle Place entitled "ZMA Code of Development,
Albemarle Place" as approved by the Board of Supervisors on October 22,
2003 as part of ZMA 2001 -007, and was amended by the Board of
Supervisors on August 4, 2010, as part of ZMA 2008 -0003, and subsequently
amended on March 14, 2012, as part of ZMA 2011 -7. The most recent
approved rezoning and code of development are attached. Appendix A of the
Code of Development lists the uses that are permitted within each block of
the Project. The Property is located within block E of the Project. Appendix A
permits multi - family dwellings as a permitted use within block E.
5. Albemarle County approved a final site plan on February 10, 2012 for the
Property entitled " Stonefield Block E2, The Haven at Stonefield, Final Site
Plan, Albemarle County, Virginia," prepared by WW Associates, dated August
- 26, 2011, and identified by the County as SDP2011 -057 (the "Final Site
Plan "). The Final Site Plan permits the construction of 250 multi - family
dwelling units and associated improvements on the Property subject to the
valid issuance of a building permit and subject to the terms and conditions of
the Final Site Plan. A copy of the plan is on file; however, our office does not
have the necessary resources to reproduce it in house.
6. Additional multi - family units are permitted as long as they remain model units
or offices and are not used dwelling units.
7. If the Property is developed in conformance with the Final Site Plan, it will be
in compliance with the Albemarle County zoning ordinance and all other
applicable regulations.
8. In the event of casualty, in whole or in part, the structure located on the
Property may be rebuilt in the current form.
9. There are no open violations on file in our records.
