Box 5207 Charlottesville, VA 22905 Re: SDP 02-030 Rio Square Final Site Plan-Letter of Revision Dear Mr. Meistrell: This letter is in response to your request, dated November 5, 2003, to allow the installation of a 6-foot tall screening fence and additional landscaping in a location identified as a tree-save area on the approved final site plan. Due to the simplicity of the proposed changes, this request has been reviewed as a Letter of Revision to the most recently approved site plan, SDP 02-030 Rio - Square Final Site Plan, approved August 20, 2002. The Department of Planning and Community Development and the Department of Building Code Zoning Services have both reviewed your proposed revisions, and neither has identified any unfavorable consequences. The proposed fencing and vegetation are intended to provide screening of the parking lot in accordance with Section 32.7.9.8.c(2) of the Zoning Ordinance and to mitigate disturbance of the tree save area identified on the approved plans. Therefore, this request is hereby approved. Please note that this approval is only for the changes requested in your letter and the highlighted sketch plans that were submitted. All other conditions and improvements of the original final site plan are still applicable to this site. This approval is being viewed as the first Letter of Revision for the above-mentioned final site plan [SDP 02-030 Rio Square Final Site Plan]. A total of three (3) Letters of Revision are allowed before all changes to the final site plan are required to be submitted in the form of a new site plan amendment. Mrs.Morris,of 2308 Wakefield Road,recently contacted us regarding the landscaping between our two properties. Mr. and Mrs.Morris are unhappy with the amount of buffering between our properties and were not satisfied with the landscaping installed as per our approved site plan. In speaking with the Morris'we agreed that the amount of buffering was insufficient and agreed to meet with Mr.and Mrs.Morris,as well as,a landscaper to discuss additional landscaping possibilities to enhance the amount of buffer between our townhouse units and recreation area and their yard. At that meeting that the County informed us that we would be required to install additional screening as per County Code 32.7.9.8.c3. We are willing to work with the residents of Wakefield and are planning to install additional landscaping above and beyond our approved landscape plan. We propose to install approximately 140 feet of privacy fencing,as well as,additional landscaping on our property to soften the appearance of the fence. The fence will be a minimum height of six feet and will be similar in appearance to the fence shown in the attached picture. Landscaping will include a mixture of evergreen and deciduous trees,as well as,several groups of shrubs. The area to be fenced and landscaped is highlighted on the attached portion of our site plan.
