Dear Ms. Boyd:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
• The Property is zoned R -15, Residential, per ZMA2000 -10 and ZMA2006 -21, with
proffers and is located in the EC, Entrance Corridor Overlay District.
• The enclosures provided are the accurate and complete copies of the Residential -
R -15 and Entrance Corridor Overlay District - EC zoning district regulations (Tab 3).
• The Property is subject to the following Zoning Map Amendments (ZMA) and Special
Use Permits (SP) (collectively, the "Zoning Approvals "); ZMA2000 -10, ZMA2006 -21,
SP2000 -69, SP2000 -70 and SP2006 -44. The enclosure provided as Tab 4 is the
accurate and complete copies of the Zoning Approvals.
• The determination provided to Michael Lang, Senior Vice President of Meridian Land
Company and made on April 25, 2013 by Sarah Baldwin, Senior Planner (Tab 5) is
accurate and remains in full force and effect and has not expired or been revoked or
amended.
• The zoning district regulations, Zoning Approvals, and determination referenced
above permit the property to be developed for professional office uses as defined in
SP2000 -69 and SP2006 -44 and or retail stores and shops as defined in SP2000 -70,
without the necessity of further amending the property's zoning or obtaining or
amending any special use permit.
• The same regulations and approvals, mentioned above, permit the remainder of the
20,000sgft to be developed with either all professional office or all retail store and
shops or a mixture of professional offices and retail store and shops.
• To date, the proffers of ZMA2000 -10 have been completed or are in the process of
being completed.

• This Property is subject to the Site Development Plan, SDP2007 -74 that was
approved on June 9, 2008 and amended on May 28, 2009 with SDP2009 -52. The
Property may be developed per the approved plans.
• This office has no record of any open proffer violations or any other open zoning
violations for the Property. A site inspection of the Property revealed no site plan
violations.
• Appropriate plans will need to be submitted as directed in the letter of September 18,
2008 to Stephen VonStorch (Tab 8), to the County for further consideration of the
issuance of a Certificate of Appropriateness by the Architectural Review Board for
"Building 2 ".
