Long Feil, Pettit & Williams PLC 530 East Main Street Charlottesville, VA 22903 RE: LZC- 201300016 - Tax Map 76, Parcel 46F, Owner - Region Ten Community Services Board Inc. 500 Old Lynchburg Rd, Charlottesville, VA 22903 (the "Property ") Dear Mr. Long: In response to your request for a Letter of Zoning Compliance for the above referenced Property, please be advised of the following: • The Property is zoned Commercial Office (CO). The parcel is not part of a Planned Unit Development. The property is developed with offices, and an inpatient hospital facility known as Region Ten Community Services Board. The office use is a by -right use in the CO zoning district and the inpatient hospital use has been permitted by Special Use Permit in the CO district; specifically by SP- 1988 -079 and is in compliance with the conditions of this permit. The Property has been developed in accordance with approved site development plans and amendments resulting in the present complex with 176 parking spaces, meeting zoning ordinance requirements. • This office has no record of any open violations for the Property. A site inspection of the Property revealed no violations. Property records indicate that this building was constructed in 1984 with additions and alterations through 2012. It is the policy of this department to purge building permit files after three years. Copies of Certificates of Occupancy are maintained on microfilm. Therefore, we have not retained any copies of Certificates of Occupancy associated with this project. Furthermore, the absence of a Certificate of Occupancy for the project will not give rise to any enforcement action. Please be aware that interior renovation that does not involve a change of use does not require a Certificate of Occupancy. You may obtain a copy of a Certificate of Occupancy for an additional fee of $25.00 each.
