These changes will go into effect on January 1, 2014. Projects submitted prior to January 1, 2014 have until April 1, 2014 to be reviewed under the existing ordinance provisions. The changes to the ordinance are primarily procedural. The ordinance changes are not intended to increase submittal requirements. Decreased review times are anticipated for some projects. Provide for an administrative review process solely b. the agent. Under the existing ordinance provisions some types of subdivisions may be appealed to the Planning Commission for review. The new ordinance provides for all subdivisions to be reviewed and acted on administratively. The applicant/owner may appeal any denial or approval with conditions they fmd unacceptable to the Planning Commission. Establish that any comment not responded to within 6 months deems the project withdrawn. The new ordinance contains a provision that requires all comments to be responded to within 6 months or the project is deemed withdrawn. The applicant may request an extension of this time period provided that the extension is requested within the 6 month time period. Simplifies 2 lot divisions in the Development Areas and subdivisions occurring after site plan approval. The current ordinance requires that the Site Review Committee review 2 lot subdivisions in the development areas. The new ordinance allows for administrative review of these plats. One significant change is that subdivisions submitted after approval of a site plan may be reviewed administratively instead of requiring review by the Site Review Committee. These changes are expected to significantly reduce review times for these types of plats. The above is not an exhaustive description of the changes but it does highlight the most significant revisions. New application forms and checklists will be available on the County's website no later than January 1, 2014.
