The basis of this LOR is to address two immediate amendments to the Site Plan. (1) The plan proposes to amend the approved tree canopy by eliminating specific landscape vegetation and (2) to add a retaining wall for the benefit of developing lots 62 -65 of the subdivision. Per the requirements of the application, I have attached this memorandum to four (4) sets of our design drawings. The original site plan proposed to install a healthy amount of landscaping in the rear yards of lots 1- 11. These plantings are now maturing and have overwhelmed the area and are encroaching upon the residential structures. The Owners have expressed concerns and would like to eliminate a portion of those plantings. The attached plan illustrates the proposal and also provides calculated justification, which we hope will satisfy zoning and covenants of the subdivision. The current plan for the building layouts of lots 62 -65 originally allowed for a partially subsurface first floor. The plan revisions proposed in the attached LOR documents provide a retaining wall design that will allow for a rear building egress at grade. The proposed wall will require the removal of one existing tree and replaces its loss with two proposed new trees. I hope that this memo, in combination with the plan will satisfy the requirements of LOR approval. Please do not hesitate to call with any questions or concerns.
