Glen Allen, VA 23060 RE: Tax Map 45, Parcel 26 (the "Property") Dear Ms. Scarberry: Fax (434) 972-4126 In response to your request concerning the above referenced parcels compliance with applicable codes, regulations and ordinances, please be advised as follows: The Property is currently zoned R-6, Residential and is located in the Entrance Corridor Overlay District (EC) and Airport Impact Area (AIA). Nursing Homes are allowed in R-6 by Special Use Permit. SP1985-004 was approved with conditions on March 20, 1985 to allow a 120 bed nursing home facility. A copy of the approval letter with conditions is attached. The. property is in compliance with zoning district regulations. According to the County's property records, the building was constructed in 1987. The site was developed under SDP1986-28 which was approved for 120 beds served by 116 spaces. A minor amendment, SDP1995-56, was approved for a dining hall addition. The property was built according to the site plan and is in compliance with the site plan. ■ The off-site sign is subject to a Special Use Permit, SP2009-005, which was heard and granted by the Board of Zoning Appeals on April 7, 2009. The property is now in compliance with the sign ordinance. ■ The Property was inspected on January 6, 2010 and no potential violations or Ms. Lucy Scarberry January 6, 2010 Page 2 ■ In the event of damage or destruction, the property can be rebuilt as it currently exists.
