No. 68860 -4 Dear, Ms. Hines: In response to your request for a Letter of Zoning Compliance for the above referenced Property, please be advised of the following: • The Property is zoned Commercial Office (CO). The parcel is not part of a Planned Unit Development. • The property is developed as an office facility known as State Farm Charlottesville Operations Center. Such office uses are a by -right permitted use in the CO district. • The Property has been developed in accordance with approved site development plans and amendments resulting in the present office complex with 1240 parking spaces, meeting zoning ordinance requirements. • The parcel is bordered by property zoned Planned Development Mixed Commercial (PD -MC) along the northeast and east; by property zoned Commercial Office (CO) along the south, southeast and west, and; property zoned R -15 Residential Multi- family to the north. The parcels further northeast across South Pantops Drive are zoned CO and PD -MC. A zoning map of adjacent parcels is attached. • This office has no record of any open violations for this parcel. A site inspection revealed no new violations. It is the policy of this department to purge building permit files after three years. Copies of Certificates of Occupancy are maintained on microfilm. Therefore, we have not retained any copies of Certificates of Occupancy associated with this project. Furthermore, the absence of a Certificate of Occupancy for the project will not give rise to any enforcement action. Please be aware that interior renovation that does not involve a change of use does not require a Certificate of Occupancy. You may obtain a copy of a Certificate of Occupancy for an additional fee of $25.00 each. In the event of casualty, in whole or part, the structures located on the Property may be rebuilt in the current form with no loss of square footage.
