Mr. Higgins,
I am a licensed real estate salesperson in Virginia, representing my son, Michael B. Conway, who is
interested in purchasing the above referenced property located in Free Union. The property is owned
by Shelter Associates Ltd., Bruce B. Gordon, president. Mr. Gordon acquired the property in the mid-
1970s at which time he obtained 2 special use permits from Albemarle County — SP 99-76 and SP 100-76.
These permits allow Mr. Gordon to operate his design/construction business, referred to herein as "the
office", as well as a woodworking shop, referred to herein as "the shop", on this property. The shop
was on the property when Mr. Gordon purchased it and had previously been used as some sort of
storage building. The office was constructed around 1980. The office is not easily viewed from Rt. 601
as it sits close to the back of the lot. The office has the look of a residence and was designed with the
idea that someday it could be converted to a home. Currently, there is a small kitchen and 2 half baths
in that building. There has been a recent addition to the office building, and we believe there is an
approved plan to enlarge the shop building. Floor plans and elevations are attached.
We are requesting that the County approve the conversion of the office structure from its present use to
residential use. It is our intention to continue operating the shop as it is currently being used.
