Dear Ms. Fisher:
You have asked for a letter that provides an analysis of the zoning and other
information regarding the referenced property. This letter is based on a review of
our records and an inspection of the site.
■ The property referenced above, and as described in the legal description
you provided, is zoned Residential, R-15. Multifamily dwellings are
permitted by -right in this district. The property is also in the EC, Entrance
Corridor Overlay District.
■ The parcels abutting the property are zoned Residential- R-10 & R-2 and
Commercial- CO.
■ There are no legal nonconforming issues associated with this site.
■ This project was built according to a site development plan, which would
have specified setbacks, building height, parking and site requirements,
was approved on April 29, 2002. SDP2001-129 shows a 144 unit
residential development served by 161 parking spaces, 160 of which are
required.

■ The property was inspected for zoning compliance on June 12, 2009. At
that time no deficiencies were observed on the site.
