Dear Mr. Adcox:
You have asked for a letter that provides an analysis of the zoning and other information
regarding the referenced property. This letter is based on a review of our records and an
inspection of the site.
1. The referenced property is zoned Highway Commercial, HC.
2. The property is in the Airport Protection Area Overlay District- AIA.
3. There are no legal nonconforming issues associated with this site.
4. The Board of Supervisors, on March 17, 2004, approved Special Use Permit 03-77 with
conditions. The special permit allowed for off site parking on parcel 045C0 -02-00-
001B0. A copy of the action letter is enclosed.
5. The site development plan, SDP 03-83 was signed on 08/23/04 and shows both the
expansion of the parking and building addition.
6. This site is currently under construction with building permit (B200405756NC). The site
must be developed in accord with the approved site plan (SDP 03-83) and special use
permit (SP 03-77). If the site is developed in accord with the plan a Certificate of
Occupancy will be granted and the site to be found in compliance.

7. A review of our records does not show any unresolved zoning or building code violations
and /or complaints.
8. This zoning designation allows the subject property to be utilized for a design/idea
showroom for the sales, selection and display of plumbing, lighting, appliances, cabinets,
countertops, floor coverings, windows, doors and similar home products and fixtures. Be
aware this site is limited on parking and that retail requires 1 space per 100 S.F. The
majority of the parking for this site is calculated under large appliance sales @ 1 space
per 400 S.F. A copy of the parking schedule from the site plan is enclosed.
