In response to your letter of November 14th 2005 requesting the zoning designation and
a description of the property, I offer the following:
1. The property is on 13.749 Acres with 25 structures, 100 dwelling units, served by
208 parking spaces. The Hollymead Square Apartments were built in 1978. The
property is zoned PUD, Planned Unit Development and is in the Airport Protection
Overlay District. The property is subject to the use restrictions applicable to that
classification, which are contained in the County of Albemarle Zoning Ordinance, the
approved master plan plus amendments and the approved site plan.
2. The property was built and authorized as a planned development under a special
use permit (SP -176) named Hollymead. Site plan (SDP -179) for Hollymead Square
Apartments was approved with conditions on November 23, 1976 by the Planning
Commission.
3. The improvements, built in 1978, conform to the current density requirements of no
greater than thirty-five dwelling units per acre. The density of the project is 7.2
dwelling units per acre.
4. The site complies with parking regulations. Parking is adequate at 208 spaces.
Parking requirements for Dwellings can be found in section 4.12.6 of the zoning
ordinance.

6. The property has not been granted any variances, special exceptions, .or zoning
relief apart from (SP -176).
7. Our records do not show any unresolved zoning violations or complaints nor do our
records show any unresolved building code violations or complaints.
8. This site was inspected for compliance on December 27th 2005. No Zoning
violations were identified.
