The Property is developed as a food store/restaurant and gas station. The DCD permits food stores, service stations and restaurants by right. Section 20B is attached. The property is also located in the Entrance Corridor Overlay District (EC) and is subject to the rules and regulations regarding this district. ■ The zoning of abutting properties is also Downtown Crozet District (DCD). ■ The structures on parcel 124 were built according to a site plan, SDP2000-61 and were found to be in compliance at the time of completion. A site visit conducted on February 9, 2011 showed no existing violations with respect to the site plan. ■ Commercial development within the County is not subject to density regulations. ■ The latest amendment to the site plan required a total of 39 spaces to accommodate the existing office building on the adjacent parcel and the C:Ainetpub\wwwroot\cityviewlazerfiche_integration\tempdocholder\1396 Ldoc February 11, 2011 Page 2 proposed food store/restaurant and gas station uses on the Property. The site plan provided a total of 43 spaces. ■ This office has no record of any existing or pending violations on the property. ■ There are no pending zoning or development applications for the property. ■ Copies of the Certificates of Occupancy for the buildings on this property are unavailable, but records indicate that the required certificates of occupancy were issued.
