RE: Zoning Compliance for Tax Map 60, Parcel 27 and 27B

Dear Ms. Boyd:
You have asked for a letter that provides an analysis of the zoning and other
information regarding the referenced property. This letter is based on a review of
our records.
Tax Map 60, Parcels 27 and 27B have been combined into a single tax parcel
that is designated as Parcel 27.
Parcel 27 is in the Commercial- CO zoning district. The property is also located in
the Airport Impact Area -AIA and the Entrance Corridor -EC overlay districts.
The Board of Supervisors approved SP -2004-52 with conditions on October 5,
2005. This special permit allows the development of a multifamily complex on the
property in accordance with Section 23.2.2.9 of the Zoning Ordinance. A copy of
the action letter is enclosed.
Among the uses that are permitted in the R-15 district, and that are also
permitted in the CO district by special permit, are the following:
1. Detached single-family dwellings.
2. Semi-detached and attached single-family dwellings such as duplexes,
triplexes, quadraplexes, townhouses, atrium houses and patio houses
provided that density is maintained, and provided further that buildings are

located so that each unit could be provided with a lot meeting all other
requirements for detached single-family dwellings except for side
yards at the common wall.
3. Multiple -family dwellings such as garden apartments.
4. Cluster development of permitted residential uses.
5. Rental of permitted residential uses and guest cottages; provided that
yard, area and other requirements of this ordinance shall be met for each
such use whether or not such use is on an individual lot.
