Dear Ms. Trogdon:
You have asked for a letter that provides an analysis of the zoning and other information
regarding the referenced property. This letter is based on a review of our records and an
inspection of the site.
1. The referenced properties are zoned Commercial, C-1.
2. The properties are in the Entrance Corridor Overlay District- EC, AIA, Airport Impact
Area overlay District and Scenic Highway Overlay.
3. The parcels abutting the property are zoned Commercial, C-1.
4. This is not a Planned Unit Development.
5. The current use is permitted by right.

6. A review of our records does not show any unresolved zoning or building code violations
and / or complaints.
7. This project was built under a site development plan (SDP 1999-017) approved on
February 22, 1999. The latest amendment to that plan was (SDP 2002-088) approved
September 10, 2002. The subdivision of the parcel (SUB 2001-217) was approved on
October 10, 2002. This division created three separate parcels of record.
8. The property was inspected for zoning on October 6, 2004. It was found to be in
compliance with the zoning ordinance and in accord with the site development plan that
was last revised on September 10, 2002.
9. A copy of the Certificate of Occupancy is enclosed.
