You have asked for a letter that provides an analysis of the zoning and other information
regarding the referenced property. This letter is based on a review of our records and an
inspection of the site.
1. The property is zoned C-1, Commercial.
2. The property is in the EC, Entrance Corridor Overlay District.
3. This is not a Planned Unit Development.
4. The adjacent parcels are zoned Commercial.
5. A Special Use Permit 2002-05 was granted with conditions for this use on July
18, 2002.
6. There are no legal nonconforming issues associated with this site.

7. This project was built under a site development plan 2002-82 approved on
January 10, 2003. This plan was amended by site development plan 2003-74
approved on November 21, 2003. The parcel was subdivided by SUB 2002-293
approved on January 10, 2003.
8. The property was inspected for zoning compliance on October 12, 2005. Four
issues were identified.
A. One additional light pole was added to the parking area.
B. The approved height of the light poles on the site plan was 20'.
The light poles at the site exceed 20' in height.
C. The parking configuration does not match the approved site plan.
D. The site is one parking space short of the required parking
calculation.
9. Based on our site inspection on October 12, 2005 this site was found to be in
volation (VIO 2005-242) with the approved site plan.
10. The property was granted a certificate of occupancy on April 14, 2004.
