Dear Mr. Dunn:
You have asked for a letter that provides an analysis of the zoning and other information
regarding the referenced property. This letter is based on a review of our records and an
inspection of the site.
1. The property is zoned PUD, Planned Unit Development.
2. The property is in the EC, Entrance Corridor Overlay District and Airport
Protection Overlay District.
3. This is a Planned Unit Development approved under Special Use Permit 446 on
September 1975, last revised by ZMA 88-07 approved on July 6, 1988.
4. Variance 98-02 was approved March 12, 1998 to allow relief from Section
4.15.12.4, height of signs in the PUD zoning district, which has a maximum
height of 12 feet for a freestanding sign. A variance of 13 feet was granted to
allow a freestanding sign to be 25 feet subject to landscaping materials shown on
the approved landscape plan.

5. This project was built under a site development plan 1997- 053 approved on April
24, 1997. This plan was amended by site development plan 1998-084 approved
on July 16, 1998. The landscape plan was amended and approved on May 26,
1998.
6. A review of our records does not show any unresolved zoning violations and/or
complaints.
7. The property was inspected for zoning compliance August 25, 2005. It was found
to be in compliance with the zoning ordinance and in accord with the site
development plan that was last revised on July 16, 1998.
8. The property was granted a certificate of occupancy on July 29, 1998. It is the
policy of this department to purge building permit files after three years. Copies
of certificates of occupancy are maintained on microfilm. Therefore, we have not
retained any paper copies of certificates of occupancy associated with this project.
Furthermore, the absence of a Certificate of Occupancy for the project will not
give rise to any enforcement action. Please be aware that interior renovation that
does not involve a change of use does not require a Certificate of Occupancy. You
may obtain a copy of a Certificate of Occupancy by contacting Kathy Martin @
