Armstrong: In response to your application for zoning compliance, this office has researched the above referenced parcel(s) and offers the following information: ® This Property is developed as a 348 unit apartment complex, served by 654 parking spaces and built out on three parcels, TMP 77-44, TMP 77-45 and TMP -46 and developed in accord with SDP -1996-036 (Lakeside Apartments Phase 2 Final Site Plan) and later revised by SDP 1996-087. if The Property was the subject of ZMA-1990-009, approved by the Board of Supervisors on October 12, 1990, which rezoned the Property to Planned Residential Development (PRD). This approval allowed for a maximum of 360 units with conditions. The approval letter with conditions is attached. ® The Property is located in the Entrance Corridor (EC) Overlay District. -The Property is also located in the Airport Impact Area. ® Please refer to the attached map which identifies the adjacent parcels and their zoning designation. ® This Property is not a Planned Unit Development. The Property is not the subject of any Special Use Permit or Variance applications. Additionally, parcels 44 and 46 are the subjects of a subdivision plat, SUB - 2007 -022 for a boundary line adjustment, and a site plan minor amendment, SDP -2007-10, for the addition of a club house. In reference to open violations, the Property was inspected for zoning compliance on October 15, 2010. There are no known zoning violations with respect to the Property. There are no pending administrative, legislative or judicial proceedings which would in any manner adversely affect the status of the current zoning for the Property. It is the policy of this department to purge building permit files after three years. Copies of Certificates of Occupancy are maintained on microfilm. Therefore, we have not retained any copies of Certificates of Occupancy associated with this project. Furthermore, the absence of a Certificate of Occupancy for the project will not give rise to any enforcement action. Please be aware that interior renovation that does not involve a change of use does not require a Certificate of Occupancy.
