Box 2366 Staunton, VA 24402-2366 RE: Peter Jefferson Place V 590 Peter Jefferson Parkway Charlottesville, VA 22911 Tax Map 78, Parcel 20131 Dear Mr. Miller: In response to your letter of February 7, 2006, requesting a zoning letter for the Hilton Garden Hotel that is under construction on the referenced parcel, please be advised of the following. The property is zoned PD -MC, Planned Development -Mixed Commercial, and is proffered per ZMA-96-03. The property is also in the EC, Entrance Corridor Overlay District. Uses that are permitted by right in the C-1, CO and HC zoning districts are permitted by right in the PD -MC district per Section 25.2.1.1 of the zoning ordinance. Hotels, motels and inns are permitted by right in the Highway Commercial — HC zoning district per Section 24.2.1.20 of the ordinance. Therefore, the hotel use is permitted by right on this site. A site development plan (SDP -2005-30) showing a 124 -room hotel with a restaurant and conference facility was approved on August 10, 2005. The project will comply with all zoning regulations when it is built in accord with the site plan. Please contact me if you have questions or require further information.
