Dear Mr. Miller:
In response to your letter of February 7, 2006, requesting a zoning letter for the Hilton
Garden Hotel that is under construction on the referenced parcel, please be advised of
the following.
The property is zoned PD -MC, Planned Development -Mixed Commercial, and is
proffered per ZMA-96-03. The property is also in the EC, Entrance Corridor Overlay
District.
Uses that are permitted by right in the C-1, CO and HC zoning districts are permitted by
right in the PD -MC district per Section 25.2.1.1 of the zoning ordinance. Hotels, motels
and inns are permitted by right in the Highway Commercial — HC zoning district per
Section 24.2.1.20 of the ordinance. Therefore, the hotel use is permitted by right on this
site.
A site development plan (SDP -2005-30) showing a 124 -room hotel with a restaurant and
conference facility was approved on August 10, 2005. The project will comply with all
zoning regulations when it is built in accord with the site plan.
