You have asked for a letter that provides an analysis of the zoning and other information
regarding the referenced property, located on at the corner of Pantops Drive and Beverly
Drive in Charlottesville, VA. This letter is based on a review of our records and an
inspection of the site.
1. The property is zoned R-15, Residential.
2. This project was originally approved under SDP 1998-091, signed on July 2,
1998. This plan was amended by SDP 1999-146, signed on November 12, 1999.
The site improvements, including the parking, were inspected for zoning
compliance on December 6, 2004. No violations were identified on the site on
that date.
3. There are no legal nonconforming issues associated with this site.
4. A review of our records does not show any unresolved zoning or building code
violations and /or complaints.
5. The property was inspected for zoning on February 3, 2005. It was found to be in
compliance with the zoning ordinance and in accord with the site development
plan that was last revised on November 12, 1999.

6. Our records show all required Certificates of Occupancy for the parcel have been
issued.
