Dear Mr. Dofflemyer:
In response to your Application for Letter of Zoning Compliance filed with this office
on August 18, 2011, please be advised as follows:
The Property is zoned R -15, Residential under the Zoning Ordinance of the
County of Albemarle, Virginia, which currently permits the use of the Property
for a multi - family residential complex, with appurtenant parking, at a density of
up to 15 dwelling units per acre. The existing 140 dwelling units on the 9.712
acres is at a density of 14.41 dwelling units per acre.
■ To the best of my knowledge, the property is not in violation of any proffered
conditions or other special conditions or limitations imposed by the County of
Albemarle.
• The property meets all access and parking requirements required by the
Albemarle County zoning ordinance and is in compliance with the current
zoning ordinance of Albemarle County, including all provisions regulating
setback, density and height.
■ The current development was originally built under a site plan, SDP -2000-
013, approved on May 8, 2001. The plan was later amended by SDP -2002-
040, approved on May 15, 2002.

land use, zoning or building code violations against the property.
