The parcel is zoned Planned Development -Mixed Commercial (PD -MC) and is located in the Entrance Corridor Overlay District (EC). These sections are attached. ■ A zoning map amendment, ZMA 1998-20, allowed the parcel to be rezoned to PD -MC. The rezoning was approved October 26, 1998 with proffers. A copy of the approval letter with the approved proffers is attached. An amendment to that zoning map amendment, ZMA 2002-008, was later approved but did not affect this parcel. ■ The parcel is developed in accordance with an approved site plan. A site inspection conducted on February 11, 2011 showed no deficiencies or deviations from the approved site plan. ■ The current use and improvements are in compliance with all applicable rules and regulations of the zoning ordinance. A Certificate of Occupancy was issued July 1, 2005. It is the policy of this department to purge building permit files after three years. Copies of Certificates of Occupancy are maintained on microfilm. Therefore, we have not retained any copies of Certificates of Occupancy associated with this project. Furthermore, the absence of a Certificate of Occupancy for the project will not give rise to any enforcement action. Please be aware that interior renovation that does not involve a change of use does not require a Certificate of Occupancy. ■ This office is not aware of any plans or proposed changes to Route 250 or to any adjacent properties that could impact the property.
