Box R Charlottesville, VA 22903 RE: DMV LLC Tax Map 78, Parcel 75 Dear Mr. Spurzem: You have asked for a letter that provides an analysis of the zoning and other information regarding the referenced property. This letter is based on a review of our records and an inspection of the site. 1. The property is in the PD -MC Planned Development -Mixed Commercial zoning district and is in the EC Entrance Corridor Overlay District. 2. Our records indicate the property is owned by DMV LLC. 3. The property is located at 2055 Abbey Road, Charlottesville, VA 22911. 4. This property is used as an office which is permitted by right in the PD -MC district. 5. This property is subject to the Pantops Development rezoning, ZMA-1998- 20. A copy of the requirements for approval is enclosed. 6. The property was inspected on August 25, 2005. The landscaping on the site was found to be out of compliance with the plan approved on September 24, 1999. A number of required trees and shrubs are either undersized, missing or dead. In addition, the painted directional arrows in the parking lot do not conform to the plan. No other items were identified. The change of use or ownership of this property will require a zoning clearance. The issuance of the clearance will be subject to the correction of these items.
