CORRECTED LETTER
RE: Zoning Compliance for Tax Map 103, Parcels 3, 7, 8, 9, 10 and 15
Dear Ms. Boyd:
This letter replaces the letter of December 21, 2004. It revises Paragraph #2 in
order to clarify the uses that are permitted in the RA district.
You have asked for a letter that provides an analysis of the zoning and other
information regarding the referenced property. This letter is based solely on a
review of our zoning records.
All of the referenced parcels are in the Rural Areas Zoning District, RA. The
uses that are permitted by right and by special permit in this district are set
forth in Section 10.2.1 and 10.2.2. A copy of Section 10 is enclosed.
1. Our Computer Assisted Mass Appraisal (CAMA) property records indicate
that all of these parcels are in the Rural Areas Zoning District and are owned
by Vineyard Estates, LLC. In addition, these records indicate the following:
Tax Map 103, Parcel 3 contains 139.646 acres and has no dwellings. The
property is in the Lanark Agricultural Forestal District. SDP -2003-264, a
preliminary subdivision plat was approved for this parcel on October 27,
2003. It expired on October 27, 2004.
Tax Map 103, Parcel 7 contains 19.440 acres and has no dwellings. The
property is not in an Agricultural Forestal District.
Tax Map 103, Parcel 8 contains 12.590 acres and has no dwellings. The
property is not in an Agricultural Forestal District.

Tax Map 103, Parcel 10 contains 229.118 acres and one dwelling. The
property is in the Lanark Agricultural Forestal District.
Tax Map 103, Parcel 15 contains 95.600 acres and has no dwellings. The
property is not in an Agricultural Forestal District.
2. All of the referenced parcels are in the Rural Areas Zoning District, RA. The
uses that are permitted by right and by special permit in this district are set
forth in Section 10.2.1 and 10.2.2. A copy of Section 10 is enclosed.
3. We have no record of zoning complaints or zoning violations regarding uses
or improvements on the referenced parcels in our zoning data base. The
parcels are not subject to any special permits or proffers.
4. Each of these parcels is recognized in our records as a separate parcel that
may be conveyed, leased or mortgaged. The parcels are subject any
restrictions contained in any recorded documents that constitute the chain of
title.
5. Please be aware that the Board of Supervisors is considering amendments to
the Rural Areas chapter of the Comprehensive Plan. Once approved, it is
anticipated that Section 10 of the Zoning Ordinance will be amended to
implement the amended Comprehensive Plan.
