Revised Letter
Dear Ms. Ector;
This letter replaces the letter dated January 23, 2007. It is revised to include
information regarding building code compliance. Please refer to the
enclosures provided with the prior letter.
As requested, this office is providing the following regarding zoning information for
the above referenced parcel.
■ The parcel is zoned Highway Commercial (HC). The bulk of the parcel was
rezoned to B-1 (HC) by ZMA-1980-21 and later revised by ZMA-1981-08 to
add the strip of land along the river. Proffers for ZMA-1980-21 and ZMA-
1981-08 are attached.
■ The property is located in the Entrance Corridor Overlay District, the Flood
Hazard Overlay District, and the Airport Impact Area Overlay District.
■ A hotel has been developed on the property. Hotels are permitted by right
in the HC district. Section 24.1 of the zoning ordinance which outlines
permitted by right uses as well as Section 24.2 which outlines uses allowed
by Special Use Permit are attached.
■ An official determination of parking requirements dated November 8, 2004
is attached.

■ A review of our records does not show any unresolved zoning violations
and/or complaints.
■ A zoning inspection was conducted on January 17, 2007. The site was
found to be in compliance with the zoning ordinance and in accord with the
site development plan that was last revised on April 27, 1983.
■ The property is subject to a parking determination dated November 10,
2004. A copy is attached.
■ We have no record of any building code violations on this property.
