Dear Mr. Harding-,
In response to your application for zoning compliance, this office has researched
the above referenced parcel and offers the following information:
■ The property is being developed as a motorcycle dealership.
The parcel is zoned Highway Commercial (HC). Section 24.2.1(25) allows
motor vehicle sales, service and rental by right in that district. Licensed
motorcycles are considered to be motor vehicles. The sales, service and
rental of off-road recreational vehicles are permitted as accessory to motor
vehicle sales.
■ The property is located in the Entrance Corridor Overlay District which
allows outdoor storage and display by special use permit. A special use
permit, SP -2005-25 was approved on January 11, 2006 to allow outdoor
storage and display of motor vehicles. The property is also located in the
Flood Hazard Overlay District.
A review of our records does not show any unresolved zoning violations
and/or complaints.
The property is being developed in accord with a site plan, SDP -2006-32,
approved May 31, 2006. Approval of this request is subject to the
development of the site in accordance with the site plan as evidenced by
an approved final zoning inspection and a zoning clearance.
