This certificate in conjunction with a business license, represents zoning approval to conduct the Home Occupation identified above.
Home Occupations, Class A must be conducted a) entirely within the dwelling and are not allowed in any accessory structure, such as a
detached garage; and b) must be conducted by the owner/applicant (and other family members) residing in the dwelling. Home
Occupations, Class A are also subject to the following restrictions:
1) Employees not living in the dwelling are not allowed.
2) There shall be no change in the outside appearance of the buildings or premises, or other visible evidence of the conduct of such
home occupation.
3) Outside storage of materials used in the home occupation is not allowed.
4) On -premise sales of goods, other than items hand-crafted on the premises, is not allowed.
5) No more than 25% of the floor area of the dwelling may be devoted to the Home Occupation; and the total area devoted to such
occupation shall not exceed 1,500 square feet.
6) No traffic shall be generated in greater volumes than would normally be expected in a residential neighborhood.
7) Any need to parking shall be met off the street.
8) All home occupations shall comply with performance standards set forth in Section 4.14.

This letter is to notify you that the development proposal referenced above will be heard by the Albemarle
County Planning Commission on March 10, 2009, at 6:00 p.m. in Lane Auditorium of the County Office
Building, 401 McIntire Road in Charlottesville, VA. This petition is described as follows:
HO 2009-00027 Kate White
Request for a modification for a Home Occupation Class A for massage therapy practice in accordance
with Section 5.2 of the Zoning Ordinance. The modification is for the number of vehicles trips allows and
off-site parking for her residence at 658 Tyree Lane<.. The applicant is currently allowed seven clients
per week and is seeking to have that modified to be allowed to have seven clients per day. The property
described as is 062GO-01-613-04700 located in the Belvedere subdivision. The property is zoned
neighborhood modeling district. The Comprehensive Plan designates this property as neighborhood
density in the Rio Magisterial District.
The applicant or applicant's representative is requested to be present at the Planning Commission
meeting. The applicant will receive a tentative agenda and staff report approximately one (1) week prior
to the Planning Commission meeting. The tentative agenda and staff report will also be available for
review by the public during' this time in the Department of Community Development during working
hours (8 a.m. - 5:00 p.m. Mon -Fri).

The Albemarle County Planning Commission, at its meeting on, March 10, 2009 approved the above -
noted petition, by a vote of 4:3.
Please note that this approval is subject to the following conditions:
1. Client visits to the site shall be limited to the hours between 9:00 a.m. and 5:30 p.m., Monday
through Friday.
2. Clients shall be scheduled with a minimum of 10 minutes between appointments.
3. The conduct of the home occupation shall generate no more than fourteen total vehicle trips per
day to the site (one client visit equals 2 vehicle trips).
