In response to your request for a Letter of Zoning Determination for the above referenced
Property, please be advised of the following for TMP 03200-00-00-005DO 168 SPOTNAP RD
CHARLOTTESVILLE VA, 22901 (the "Property")
• The Property is zoned Light Industrial (LI) under the Zoning Ordinance of Albemarle County,
Virginia (the "County"), and is located in the Entrance Corridor Overlay District (EC), the
Flood Hazard Overlay District (FH), the Airport Impact Area Overlay District (AIA) and the
Steep Slopes Overlay District.
• The Property, has been zoned LI since December 10, 1980 the date of adoption of the
Zoning Ordinance.
• The Property is subject to Special Use Permit, SP1 984-00024 for expansion of a sewage
treatment plant that was approved on 05/16/1984.
• There are no violations of zoning ordinance regulations, including setbacks, density, parking
and height of structures on the Property.
• Copies of site plans and certificates of occupancy may be obtained from this office with a
request through the department's Records Manager, Esther Grace, at 434-296-5832 ext.
