To Whom It May Concern:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following for TMP 06100- 00 -00- 15700, 200 RESERVE BLVD
CHARLOTTESVILLE VA, 22901 (the "Property ")
The Property is zoned Neighborhood Model District (NMD) under the Zoning Ordinance of
Albemarle County, Virginia (the "County "), and is located in the Airport Impact Area (AIA).
The Property was rezoned with proffers, application plan and code of development as a
result of ZMA- 2004 - 00007, which was approved October 12, 2005. Fifty two Variation
Requests have been approved as of May 01, 2013. The Code of Development ( "COD "),
which was most recently revised on July 22, 2014 to reflect the approved variations. Copies
of the documents referenced herein can be requested as noted below.
• The Property, further referenced as Block 2 on the Application Plan and COD, contains type
and maximum /minimum dwelling unit requirements. A maximum of 20 Single- Family
Attached or Townhome units and 302 Apartment or Multifamily units are permitted within
Block 2. A minimum of 19 Single - Family Attached or Townhome units and 218 Apartment
or Multifamily units are permitted within Block 2.
• The Property is subject to Site Development Plans, SDP2009 -00097 that was approved on
09/30/2010 and has been amended per SDP2011 -00058 approved on 01/20/2012 and per
SDP2012 -00035 approved on 08/13/2012. The Property appears to have has been
developed per the approved plans. A site inspection revealed no inconsistencies with the
approved plans.
• There are no open zoning violations on record including signs, setbacks, density, parking
and height of structures on the Property.
