Code Chapter 14) 1. Legend, sheet 3: STE3 -X 20 —Label description indicates 20 -ft width, and variable width. Revise label. (Rev. 1) Addressed. 2. Sheets 3, 5: NEW SWM VAR — Revise to show as Old Trail HOA Private Drainage Easement (permanent SWM facility). Item discussed with County Engineer 2 -Mar 2015. (Rev. 1) Addressed. 3. Sheet 4: Dimension UE VAR, if possible. Variable Width ACSA Utility Easement at Glen Valley Drive. (Rev. 1) Not addressed - Applicant response: "ACSA does not want to see any annotation for the bearings or distances on any sanitary, water or utility easement for any of the utilities they maintain." Were ACCD to accept this, there would be no assurance concerning limits of utility construction, utility placement, excavation, or restoration of damage to properties beyond easements. Ordinance requires that plats shall contain the location and dimensions of existing and proposed public and private easements [14- 302.A.4./5]. Please note emphasis Div of Engineering places on location and dimensions of drainage easements [ACDSM: 6.A.3.a./b.]. Please coordinate request for waiver from any plat requirement with Planning, but Engineering will not support waiver from this requirement. Ordinance does not require exact placement of utilities within an easement, but rather specifies that plats contain location and dimensions of all easements. 4. Sheet 4: Locate C/L PDE, west side Claremont Lane, with respect to Lot B boundary. (Rev. 1) Partially addressed. As follow up: `0.15 TIE' annotation is imprecise. Even at high resolution, location is unclear (image below). Please furnish additional descriptive information/label. 5. Sheet 4: Locate C/L SSE 20 that lies nearly completely within 24' private RW, wherever it lies outside street RW. —Ref. 14- 302.A.5. (Rev. 1) Not addressed —ref. item #3 above. 6. Overall lengths of east/west boundaries of Claremont Lane dedication are approx equal, but length label difference is 8.98'. Check 168.22' against 159.24'. Revise accordingly.
