This letter is based on a review of our records and an inspection of the site. This project was built under a site development plan approved on April 29, 2002. The plan shows a 144 unit residential development served by 161 parking spaces, 160 of which are required. The portion of the former Lot 54, containing 14.559 acres, shown on a plat by B. Aubrey Huffman and Associates that is revised on January 24, 2002 is zoned Residential- R-10. The 0.084 acre portion of former parcel 46A that was added to Parcel 54 and is shown on this same plat is zoned Residential- R-2. A copy of the plat is enclosed. ■ The property is in the EC, Entrance Corridor Overlay District. The parcels abutting the property are zoned Residential- R-10 & R-2 and Commercial- CO. C:\inetpub\wwwroot\cityviewlazerfiche_integration\tempdocholder\1615. doc Liz Taylor May 8, 2007 Page 2 ■ This is not a Planned Unit Development. ■ On December 15, 2001 the Planning Commission approved a modification to disturb slopes greater than 25% and a modification to locate parking spaces more than 100 feet from the buildings. The Huffman subdivision plat, described above was approved subject to the easements and agreements recorded in the deed recorded in Deed Book 2168, page 111. A copy of the deed is enclosed. ■ There are no legal nonconforming issues associated with this site. ■ The property was inspected for zoning compliance on May 4, 2007. Several deficiencies were noted during this visit, including dead and/or missing landscaping. The landscaping will have to be corrected to meet the site plan or the property will be in violation with respect to the site plan. ■ Copies of certificates of occupancy for Buildings 1 through 12, the club house, the mail kiosk and bus stop shelter are enclosed.
