Dear Ms. Taylor: You have asked for a letter that provides an analysis of the zoning and other information regarding the referenced property, located at 1646 Seminole Trail in Charlottesville, VA. This letter is based on a review of our records and an inspection of the site. ■ The property is zoned HC, Highway Commercial, which allows certain retail uses by right. The property is located in the Airport Impact Area Overlay District -AIA and in the Entrance Corridor Overlay District -EC. ■ Parcels abutting the subject property are Highway Commercial. This development, including the parking is a legal conforming site built in accord with a site development plan, SDP -2002-10 that was approved on June 11, 2002 and amended on September 12, 2003. The portion of the building used for mattress sales, 4,500 square feet requires 9 parking spaces. The portion of the building used for retail sales, 4,620 square feet, requires 36 spaces. There are 45 parking spaces on the site. A copy of the site plan is enclosed. ■ The property is not part of a Planned Unit Development. ■ There are no nonconforming issues associated with the subject property. If the ordinance is changed in the future, the site could be rebuilt as provided in Section 6, Nonconformities. ■ There are no unresolved zoning or building code violations identified on this site at this time. ■ The site was inspected for zoning compliance on May 17, 2007. On that date, the site was found to be in compliance with the approved site plan. ■ Certificates of Occupancy were issued July 1, 2004 for the building and interior up -fits for retail uses.
