HomeMy WebLinkAboutLZC200700019 Legacy Document 2014-03-27aL ti X 1!- � tIRGI:�Z�FJ COUNTY OF ALBEMARLE Department of Community Development 401 McIntire Road, North Wing Charlottesville, Virginia 22902 -4596 Phone (434) 296 -5832 Fax (434) 972 -4126 June 19, 2007 Ms. Sheila Carroll Kelley, Drye & Warren, LLP 3050 K St. N.W., Ste 400 Washington, DC 20007 RE: Tax Map 32, Parcels 42A, 44, 45, 50 and Tax Map 46, Parcel 5 Dear Ms. Carroll: In response to your request concerning the above referenced parcels compliance with applicable codes, regulations and ordinances, please be advised as follows- The Albemarle County Department of Community Development is responsible for the enforcement of building codes, zoning ordinances, Use and Occupancy Certificates and similar codes or ordinances related to commercial development in Albemarle County, Virginia. ■ According to our records, the parcels are designated as follows: • TMP 32 -42A is zoned Rural Area and is located within the Airport Impact Area (AIA) and the Entrance Corridor Overlay District (EC). • TMP 32 -44 is zoned Rural Area, with 20,194.23 sq. ft. being Commercial (C -1) which supports some commercial uses, but does not allow shopping centers. The parcel is also located in the AIA and EC. That portion that is C -1 was the subject of ZMA- 2001 -20. Please see attached map. • TMP 32 -45 is zoned Rural Area and is located in the AIA. • TMP 32 -50 is zoned Rural Area and R -15, Residential. That portion which is R -15, as shown on the attached map, was rezoned under ZMA 1992 -14 and is developed as a mobile home park. Mobile home parks are allowed only by special use permit (Section 18.2.2.17). SP- 1993 -13 was approved July 14, 1993 to permit the mobile home park. The parcel is located within the Airport Impact Area. • TMP 46 -5 is zoned Rural Area and is located in the AIA and the EC. Parcels 44 and 45 of Tax Map 32 are also the subject of a special use permit to allow residential uses in commercial areas. SP- 2003 -30 was approved August 6, 2003. The approval letter with conditions is attached. ■ As of June 18, 2007, our records indicate that there are no pending violations of any applicable laws, codes, rules, regulations or ordinances as described above on the property.
