Dinolfo Bodman LLP 6th Floor at Ford Field 1901 St. Antoine Street Detroit, MI 48226 RE: Property located at 1240 Seminole Trail, Charlottesville, VA (the "Land") Tax Map 61 W -1-A, Parcel 4, (Pet Supplies Plus site) Dear Mr. Dinolfo: In response to your letter of May 30, 2007, requesting a zoning letter for the above referenced parcel, please be advised of the following: ■ The property, referenced above, is zoned Commercial (C-1). The property is also in the Entrance Corridor (EC) Overlay District and within the Airport Impact Area (AIA) Overlay District. ■ The Commercial (C-1) zoning permits retail uses as currently being carried out as the Pet Supplies Plus store complex. ■ A site development plan, SDP -2005-5, showing an 11,672 square foot Pet Supplies Plus retail "food store" was approved on June 29, 2005. This was completed and occupancy permits were issued by the county in 2006. ■ There are no outstanding zoning violations, based on an inspection made of the property on June 15, 2007. However, a bond release form will need to be submitted to the county to complete this process. • All other aspects of the site development plan, including: building area, site area, setbacks, height of the structure, and on-site parking and access requirements are in compliance with the Zoning Ordinance of Albemarle County.
