To Chicago Title Insurance Company:
In response to your request concerning the above referenced parcel's compliance
with applicable codes, regulations and ordinances, please be advised as follows:
The property is zoned Highway Commercial (HC) under the zoning ordinance
of the County of Albemarle. The HC district permits intensive retail uses to
include food and grocery stores by right. The property is located in the
Entrance Corridor Overlay District (EC) and is subject to the rules and
regulations regarding this district.
■ As of this date, this parcel is not the subject of any zoning amendments and is
not subject to such proffers that would have been imposed on the property.
The parcel is the subject of an approved site plan, SDP1996-133, amended
March 5, 2004 which would allow the development of a 56,033 sq.ft. shopping
center served by 264 parking spaces.
Upon completion of construction, a final zoning inspection will be conducted.
Site will be in compliance with all applicable zoning ordinances, rules and
regulations if the final zoning inspection determines that the site is developed
in accordance with an approved site plan, any conditions imposed by any
future special use permits, and any proffers that may be imposed by any
future zoning map amendments.

The parcel is recognized as a separate parcel as shown on the attached plat
as prepared by Roudabush, Gale and Associates on March 10, 1998, and
approved April 23, 1998. This office does not have the authority to state if a
parcel is in compliance with the subdivision ordinance. The Chief of Current
Development or the Zoning Administrator should be contacted to obtain this
information.
This letter may be relied upon by the addressee(s) listed above and by any assignee
or successor in interest of the addressee(s) listed above, and by any other person
who has a current or future interest in the property whether as owner or mortgagee.
I am authorized and empowered to execute this Zoning Compliance Letter on behalf
of the County of Albemarle. If you have any questions or concerns, please do not
