The HC district permits intensive retail uses to include food and grocery stores by right. The property is located in the Entrance Corridor Overlay District (EC) and is subject to the rules and regulations regarding this district. ■ As of this date, this parcel is not the subject of any zoning amendments and is not subject to such proffers that would have been imposed on the property. The parcel is the subject of an approved site plan, SDP1996-133, amended March 5, 2004 which would allow the development of a 56,033 sq.ft. shopping center served by 264 parking spaces. Upon completion of construction, a final zoning inspection will be conducted. Site will be in compliance with all applicable zoning ordinances, rules and regulations if the final zoning inspection determines that the site is developed in accordance with an approved site plan, any conditions imposed by any future special use permits, and any proffers that may be imposed by any future zoning map amendments. This office does not have the authority to state if a parcel is in compliance with the subdivision ordinance. The Chief of Current Development or the Zoning Administrator should be contacted to obtain this information. This letter may be relied upon by the addressee(s) listed above and by any assignee or successor in interest of the addressee(s) listed above, and by any other person who has a current or future interest in the property whether as owner or mortgagee.
