Dear Ms. Maleski;
In response to your request concerning the above referenced property's compliance
with applicable codes, regulations and ordinances, please be advised as follows:
The property is zoned Planned Development -Mixed Commercial (PD -MC)
under the zoning ordinance of the County of Albemarle. The PD -MC district
permits those uses as allowed by Commercial, Commercial Office and Highway
Commercial Zoning Districts including food stores, automobile service stations
and eating establishments by right. Section 22.2, 24.2 and 25A.2 are attached.
The property is located in the Entrance Corridor Overlay District (EC) and is
subject to the rules and regulations regarding this district.
The building identified as Pantops Convenience Center on SDP 1993-03 was
constructed in 1993. The site was found to be in compliance at the time of
completion and subsequently received a Certificate of Occupancy on June 22,
1994. A copy of the CO is not available as these records are purged and are
available only on microfilm for an additional fee of $25.00 per page.
■ The structure was built according to an approved site plan based on the current
zoning ordinance and received a Certificate of Occupancy upon its completion
therefore it is considered a legally conforming use and structure.
