Dear Mr. Wilson:
In response to your Application for Letter of Zoning Compliance filed with this office
on August 10, 2007, please be advised as follows:
■ The property is currently zoned PD -MC, Planned Development -Mixed
Commercial and not the subject of a Planned Unit Development. The PD -MC
district permits a variety of retail/commercial/office uses as by -right uses, to
include commercial office parks.
■ The property is subject to a zoning amendment, ZMA1996-4, that rezoned the
property from C -O and R-10 to PD -MC. A copy of the approval letter with
proffers is enclosed.
■ The property is located within the Entrance Corridor Overlay District (EC) and
is subject to the rules and regulations of that district. The property is also
located in the Airport Impact Area Overlay District.
■ The property was built according to a site plan, SDP1996-100, and later
amended by SDP1997-91, as a commercial office park, with some retail uses
and served by 66 parking spaces. The site is improved with 8525 square feet
of office space and 2000 square feet of service/retail area. A copy of
SDP1997-91 is not available but can be purchased for $1.00 per page.

The building was completed and received a Certificate of Occupancy on May
17, 1997. A copy is available only on microfilm. These copies can be
purchased for a fee of $25.00 per page. As requested, we have completed
the enclosed form.
As of this date there are no current or pending zoning violations against the
property. However, during a site visit on September 25, 2007, the inspector
observed changes to the landscape plan as well as some damaged
landscaping. These discrepancies need to be addressed so that this does
not become a site plan violation.
