As requested in your Letter of Zoning Compliance application for the above referenced
parcels, please be advised of the following:
■ The parcels are zoned Highway Commercial (HC). The parcels are subject to
proffers as approved in ZMA 1999-13 that rezoned the entire property from Light
Industrial, Highway Commercial and "un -zoned" land to all HC. A copy of the
approval letter with proffers is attached.
■ The parcels are located in the Entrance Corridor Overlay District (EC) and the
Flood Plain Hazard Overlay District and are subject to the regulations of those
districts. The Property is also located in the Airport Impact Area Overlay
District.
■ As of this date, no site development plan has ever been filed for the property.
■ The Special Use Permit, SP 1999-59, which was approved to allow grading in
the flood plain has since expired.
■ There is a violation on this property resulting from a proffer not being met. ZMA
1993-13 required the dedication for a greenway easement within 90 days of
Board approval. For additional information please contact Rob Heide, Manager
