E. 5" St. Oklahoma City, OK 73104 RE: LZC2007-33 2400 Old Ivy Rd., Charlottesville, Virginia 22903: Account Number 06000-00-00-04800 (the "Property") Dear Mr. Mears: In response to your Application for Letter of Zoning Compliance filed with this office on August 20, 2007, please be advised as follows: ■ The property is currently zoned C-1, Commercial, and not the subject of a Planned Unit Development. The C-1 district permits a variety of retail/commercial/office uses as by -right uses, to include offices. ■ The property is located within the Entrance Corridor Overlay District (EC) and is subject to the rules and regulations of that district. The property is also located in the Airport Impact Area Overlay District. The adjacent properties are zoned as follows: Parcels to the North are zoned R-10, Residential; parcels to the East and West are zoned C-1, Commercial; and parcels to the South are zoned HC, Highway Commercial and R-1, Residential. A map is enclosed depicting the zoning designation for the adjacent properties. A variance, VA -1984-48, was granted to allow the location of a free-standing sign 10 feet from the road right-of-way (a variance of 20 feet). A copy of the approval letter is enclosed. The development is served by 113 parking spaces (parking requirement for office use is 1 space per 200 sq.ft. of net floor area (NFA), the site plan provided a NFA of 22, 500 sq.ft.---22,500/200=112.5 or 113). A copy of SDP1992-84 is not available but copies can be purchased for $1.00 per page. According to the County Assessors records, the original structure was built in 1984. The addition was constructed in 1994. There is no Certificate of Occupancy information available for either. We have completed and enclosed the CO letter as requested. ■ As of this date there are no current or pending zoning violations against the property. A site compliance inspection was conducted on October 4, 2007. At that time the inspector did not observe any potential site plan or zoning violations.
