Alden English McGuire Woods LLP PO Box 1288 Charlottesville, VA 22902 RE: Tax Map 77, Parcels 45 and 46 (the "Property") Lakeside Apartments Phase 11 Dear Mr, English-, In response to your application for zoning compliance, this office has researched the above referenced parcel(s) and offers the following information: • The Property (along with TMP 77-44) is developed as a 348 unit apartment complex, served by 654 parking spaces and developed in accord with SDP -1996-036. (Lakeside Apartments Phase 2 Final Site Plan) and later revised by SDP -1996-087. Parking for the property complies with the current regulations. • The Property was rezoned to Planned Residential Development (PRD) which allowed the development of a maximum of 360 units, The approval letter with conditions for ZMA 1990-009 is attached. • The Property is located in the Entrance Corridor (EC) Overlay District and is subject to the regulations regarding this district. The property is also located in the Airport Impact Area. • There are no known outstanding zoning violations with respect to Parcels 45 and 46. There are no pending administrative, legislative or judicial proceedings which would in any manner adversely affect the status of the current zoning for the Property. There is a subdivision plat (SUB 2007-22) under review for a boundary line adjustment and a site plan (SDP 2007-10) to allow an addition to the clubhouse.
