Ray, LS Land Planners Bill Fritz October 29, 2007 Albemarle County Zoning Department 401 McIntire Road Charlottesville, Virginia 22903 Dear Mr. Fritz: The most recent deed conveying the property now known as Tax Map 51 Parcel 24A is dated July 6, 2004 and recorded in Deed Book 2792 at page 263. In this deed, the Parcel known as 24A on Tax Map 51 is listed as Tract II as two tracts or parcels of land (Tract IA and Tract III). This same description is used in all previous deeds after December 10, 1980 (D.B. 2336-391, D.B. 753-609, and D.B. 737-208). Tax Map 51 Parcel 24A is comprised of two parcels shown on plat recorded in D.B. 491 page 86 (Tract IA 10 acres, outlined in yellow and Tract 111 176 acres, outlined in orange). In the last deed prior to December 10, 1980, (D.B. 491 page 82) the property was conveyed as two tracts (Tract IA and Tract III). We believe that on December 10, 1980, Tax Map 51 Parcel 24A consisted of 2 parcels of record and that no act has been taken since that date to combine these parcels.
