Main St., 8" Floor Charlottesville, VA 22902 RE: Tax Map Parcels 45-109 and 45-112C1 Rivanna Plaza LLC LZC 2007-46 Dear Ms. Boyd: In response to a request for a Letter of Zoning Compliance for the above referenced parcel, please be advised of the following: • The parcels are zoned Highway Commercial (HC) and are located in the Entrance Corridor Overlay District (EC), • TMP 45-109 is a vacant parcel. TMP 45-112C1 contains a vacant building. • The parcels are the subject of several special use permits and zoning map amendments, however, the special permits were never commenced and are deemed to have been abandoned in accordance with Section 31.2.4.4 of the Albemarle County Zoning Ordinance. • This office has no record of any outstanding violations for the parcel. No potential issues were observed during a site inspection conducted on November 30, 2007. • While our records show the properties as TMP 45-109 and 45-112C1, this is not an official determination of the parcel of record. If you desire such a determination, you will need to submit an application with the fee and proper documentation as called for in the application (attached).
