Dear Mr. Craytor:
In response to your request for a Letter of Zoning Compliance, please be advised of
the following:
TMP 61-123E is zoned Planned Development Shopping Center (PDSC). It is
an inactive parcel.
TMP 45-104BO:
o Parcel is zoned Commercial (C) and is located in the Entrance Corridor
(EC) Overlay District, It is developed as an 11,935 square foot retail
center containing Pier I Imports store and Zip Print.
o According to the parking schedule included with SDP 1999-70, the Pier
I Imports' parking was calculated using furniture store parking of I
space/400 sq.ft. and the additional retail space was calculated using
the retail standard of 1 space/100 sq.ft. for up to 5000 sq.ft. The latest
site plan for Pier I Imports, SDP2001-126, shows 67 spaces for this
phase/parcel and provides excess parking for adjacent buildings.
Copies of the parking schedule and section 4.12.6 are attached.
c The parcel is subject to two variances (VA1 991-15, VA 1992-10) which
were approved to allow increases to wall signage square footage and
allow additional freestanding signage. The approval with conditions is
attached.
o This office has no record of current or pending zoning violations. A site
inspection was conducted on April 21, 2008 and showed no potential
site plan deficiencies.

TMP 45-10481:
• Parcel is zoned Commercial and is located in the Entrance Corridor
Overlay District (EC).
• Parcel is developed as a 16,794 square foot retail center and includes
the Little Gym, Dive Connections, and Thai 99 Restaurant,
• Parking for this phase/building is calculated using the standard retail
calculation of 1/100 for the first 5000 sq.ft. and 1/200 for the remaining
sq.ft. The total required parking for this use is 92 spaces, 68 of which
are provided on this parcel with the remaining 24 required spaces being
provided by the adjacent parcel (Pier 1 Imports/Bldg A). Please refer to
the parking schedule provided.
• The parcel is subject to VA -1992-09 which was granted to allow and
increase in signage square footage and to allow an increase in
aggregate signage. The approval with conditions is attached.
• This office has no record of current or pending zoning violations. A site
inspection was conducted on April 21, 2008 and showed no potential
site plan deficiencies.
TMP 45-10485:
• Parcel is zoned Commercial and is located in the Entrance Corridor
Overlay District (EC).
• Parcel contains a portion of Building B (TMP 45-1048I) which includes
ACAC and Legacy Management offices and a movie theater, operating
as Carmike Cinema. According to SDP 1999-70, this is a 1200 seat
cinema. The current parking requirement for a theater is 1 space/3
seats. The site plan was approved with a parking calculation of 1
space/4 seats; therefore, it is legally non -conforming with respect to
parking requirements.
• This office has no record of current or pending zoning violations. A site
inspection was conducted on April 21, 2008 and showed no potential
site plan deficiencies.
