The HC District allows a variety of commercial and office uses, including office buildings. The parcels are not part of a Planned Unit Development. The "Property" is developed under a site plan, SDP1991-009 as South Pantops Office Complex III. The buildings contain multiple offices as allowed by the zoning district. The development was later amended by SDP1992-57 to revise the square footage, allowing 20,330 sq.ft. of gross floor area for the buildings. The site is served by 94 parking spaces. The site plan provides parking for office uses, calculated at a rate of 1/200 net floor area (80% of gross) which totals 82 spaces. The plan shows 94 spaces are provided. The parking requirement remains the same under the current zoning ordinance therefore the parking is in conformance. Section 4.12.6 is provided. The building(s) on TMP 78-15F received a Certificate of Occupancy on June 17, 1993. According to property records, the building(s) on TMP 78-15C7 were completed in 1991. It is the policy of this department to purge building permit files after three years. Copies of Certificates of Occupancy are maintained on microfilm. Therefore, we have not retained any copies of Certificates of Occupancy associated with this pro Jeff Galanti May 23, 2008 Page 2 absence of a Certificate of Occupancy for the project will not give rise to any enforcement action. Please be aware that interior renovation that does not involve a change of use does not require a Certificate of Occupancy. You may obtain a copy of a Certificate of Occupancy for an additional fee of $25.00 each. This office has no record of any pending zoning violations. A site inspection conducted on May 22, 2008 found no deviations from the site plan and no potential violations. Please contact me if you have questions or require additional information.
