In response to your request for a Letter of Zoning Compliance, please be advised of
the following:
• The above referenced parcel is zoned Highway Commercial (HC) and is
located in the Entrance Corridor (EC) Overlay District, The HC District allows
a variety of commercial and office uses, including financial institutions. The
parcel is not part of a Planned Unit Development.
• The property is developed as a 3,030 square foot financial institution which is
currently operating as a BB&T Bank,
• There is a Special Use Permit, SP 1989-15, to allow the drive-thru. The
approval with conditions is attached. There are no variances associated with
this parcel.
• The building was constructed in 1991 by a site plan, SDP1989-81 which
approved a 3034 square foot structure served by 20 spaces.
• The Property is surrounded by HC zoning to the North and East, HC and
Commercial along the South, and Rt. 29 (Commercial property is across Rt.
29) along the West.
• Property records indicate the building was constructed in 1991, Certificate of
Occupancy information is not available, but there is no evidence to suggest
that one was not issued.
• This office has no record of any pending zoning violations. A site inspection
conducted on March 5, 2008 found no deviations from the site plan and no
potential violations.
