Parcel number 123 is developed as an office building. Parcel 124 is developed as a food sto re/restau rant and gas station. The Commercial district permits food stores, automobile service stations and eating establishments by right. Section 22.2 is attached. The property is located in the Entrance Corridor Overlay District (EC) and is subject to the rules and regulations regarding this district. • The office building that exists on parcel 123 was constructed in 1940 according to property records. Since this predates our current zoning ordinance, it is a legally non -conforming use. The structures on parcel 124 were built according to a site plan, SDP2000-61 and were found to be in compliance at the time of completion- A site visit conducted on August 16, 2007 showed no existing violations with respect to the site plan. • In the event of casualty, the structures may be rebuilt as allowed in Section 6.3, a copy of which is attached. 1aDEPIf C . ...... iinay D -e! pfncrt,7einng & Curren Dcvelopment Division0derminations ofComnliance,200 Comphancc,LZC200700026 Virginia Oil C. dm Ms, Sophie Maleski August 16, 2007 Page 2 • Commercial development within the County is not subject to density regulations. • The latest amendment to the site plan required a total of 39 spaces to accommodate the existing office building and the proposed food store/resta u rant and gas station uses. The site plan provided a total of 43 spaces. Section 4.12.6 is attached. • This office has no record of any existing or pending violations on the property. • There are no pending zoning or development applications for the property. • Copies of the Certificates of Occupancy for the buildings on this property are unavailable, but records indicate that the required certificates of occupancy were issued. The food store/gas station building was constructed in 2000 and a CO was issued August 7, 2000. We have no building records for the office building constructed in 1940.
